Once you’ve actually made up your mind to move house, it can be difficult deciding on the best method for selling your property. In today’s modern world, there are different options available to you. We will look at just three of them.

Most people will sell their home with a real estate agent. But how do you know who is or isn’t a good agent? It is best to find an agent by getting a recommendation from a friend or neighbour who has recently purchased or sold a property. Using the internet is a great way to find agents in your area, as is looking in the local newspapers.

It is recommended that you invite at least two or three local agents to value your home. Find out how they will market your property, what guarantees they will give and how much commission they will charge.

Don’t select an agent purely on the basis that they valued your home the highest, as this may be a ploy to get your business. A few weeks after you have agreed to sell your home with them, they may then suggest a lower price.

Ask the agent about any contracts they may insist you sign, as some will lock you into a sole agency agreement lasting for a set period. During this time you can’t change agent, even if you are unhappy with the service that you are receiving.

A good agent will take digital photos of your home, market them on their website and in all the local papers. They should also phone all the potential buyers on their books to let them all know about your home.

It is important you contact your agent on a regular basis to get feedback from viewings which may have taken place as this will give you an opportunity to address any potential problems as they arise.

With the rise of the internet has also come new methods of selling your home. Just type something like ‘sell my home’ into a search engine and you will see a multitude of companies listed who will be offering to either buy or sell your property.

The first type are internet based agents who will advertise your home for a set fee. Their fees are far lower than the 1000’s charged by the local agents, but then again, they don’t offer the same level of service.

The usual method of selling with a web based company will be for you to write up and send them a description of your property in a similar format to an agent, along with some photographs and of course their fee. They will then advertise your home on their site and many of the other general property sites. When a potential buyer contacts them, they will pass their details you. It is then down to you to arrange & conduct all the viewings. You will also negotiate the selling price directly with the buyer.

If you are comfortable with showing people around your home and negotiating directly with them, then this method may save you a lot of money.

Although selling your home using these two methods is very successful, what if you can’t wait the months it will take to find a buyer and for all the legal processes to complete? Maybe you need to sell your home quickly?

There can be many reasons why people have to sell their home quickly, for example a bereavement, break-up of a relationship or divorce, a new job, financial problems or even a pending bankruptcy.

Whenever you need to sell quickly there is another type of company who may be able to help. These companies are able to purchase your home and complete all the legalities in a very short time, somethimes within a few weeks. Type something like ‘home cash buyers’ into a search engine and you will see numerous companies listed.

How can they buy property so quickly? Well, they usually purchase your home using their own cash or a bridging loan, which allows them to move the whole process along very fast.

Before you get too excited about the thought of being able to have the cash in your hand within a few weeks, there are some things to consider. These companies will not pay you the full asking price for your home, instead it will be somewhere between 80-90%.

Now, no one wants to sell their home on the cheap, so you will need to work out the sums. If you sell for say 80% of the asking prices, how much are you actually ‘losing’?

When selling with an agent, you may find a buyer who is prepared to pay the asking price, or even more! You may even be able to complete the purchase within a very short timescale, like the ‘home cash buyer’ type companies.

It all depends on what is best for your family, your current situation, how much time you have and the amount of work that you are prepared to do in selling your home.

Ask yourself a few questions:

How quickly do you really need to move?

Do you want the reassurance of having an agent who will deal with any problems as they arise and all the negotiations?

Are you prepared to show potential buyers around your home and negotiate directly with them?

Do your current financial circumstances dictate that you must sell quickly?

The answer to these questions will help you to decide the best method for selling your home. There are many companies who can help you, no matter which method you chose to sell your home.

How to Sell a House in this Down Real Estate Market without Using a Real Estate Agent – Part 1

How to sell a house by owner is a way a lot of real estate investors sell their houses. Before I share with you the many ways to sell a house without a real estate agent, you need to know basic fundamentals first. As a real estate investor, I have never utilized a realtor to buy or sell virtually any formerly lived in home. To be truthful, realtors just slow down the process, and they also want excessive amounts of money for doing so.

Informed real estate investors roll their own sleeves up and get the job done by themself, and quite often, at least for myself, I get a quick house sale. Obviously, there is always that one home that requires longer to sell than anticipated, and there’s usually that one house that I imagine will take a long time to sell and it sells in just one day, but customarily I sell them within just days or a couple of weeks. I even offer a strategy that sells a property in 9 days.

Are you aware that roughly 80% of the homes sold are sold to individuals who currently are now living in the same neighborhood? So doesn’t it make sense to let every person close to your neighborhood know that your home is For Sale? It could take a little bit of work on your part, but if all goes as planned, that bit of work may yield great results.

A good number of FSBO’s, despite the fact that the owner of a house is trying their best to sell, a good number of them are not aware of the ways to sell a residence by owner. I would say that a large number of them sell as a FSBO because they are making the effort to save the realtor commission. I don’t blame them, but many don’t know how to sell a house just like the real estate investors do it.

WHAT I DO IS THIS: I place anywhere from 1 to 4 hand painted signs in the front yard. I then create pamphlets that tell every thing a potential buyer must know about the home, and about how I am selling it. I affix the flyer box to the front porch, or on a stake near the front door. Always keep the box full of flyers, don’t allow it to run out of flyers like most realtor flyer boxes, and always make people get out of their vehicles and walk up towards the front of the house to grab a pamphlet. Why? Because, if the house is vacant, I really want to lure every prospective buyer to gaze through the windows for them to get a closer look. Always leave your blinds or curtains open.

You will not believe this, but I go to a sign shop and I purchase white blank coraplast signs, the size of a usual realtor sign. I invest in different color paint pens from an arts and crafts store. Next, I head over to the hardware store and purchase an aerosol can of pink florescent paint. Lastly, I hand-paint a sign in a variety of colors and I spray the edges with the pink florescent paint. It sticks out like no other sign! Plus, it is extremely important that potential buyers believe they’re interacting with an novice homeowner. Then, I place the signs in the front yard and on all four corners of the four major intersections near my house. I splatter the neighborhood with the signs so nearly everybody driving within one mile of my house is aware it is For Sale.

The pink florescent boarder on the white signs with all the colorful words just draws your eyes to it. It just dares buyers to come have a look. ALWAYS have your phone number on the signs and have arrows directing people right to your front door. Every buyer that has purchased a home from me in the last 9 years, was found by my signs. The ways on how to sell a house by owner is with hand painted signs. It works, at least for me! I almost always place an ad in the classified section of the local paper too, but never have I sold a property through the paper. I keep trying, but no luck yet. Maybe someday I will get lucky!

There are different methods which I use for selling my homes. We’re going to go over them in Part 2 of this 2 Part series, but how to sell a house by owner is to bring the buyers right to the front door with the hand painted signs.

Technology makes it easy to sell privately

The internet has made selling easier and more profitable.  The internet has enabled people to sell everything from small household items (eBay.com.au) to cars and even boats. Selling you home privately online is no different.

To illustrate how buying a home has changed, 91 per cent of property buyers search on the internet through major portals and websites like buyMyplace.com.au or by seeing a “for sale” board.  The rest browse local newspapers or talk to friends and family. Real estate agents are also not needed any more for many property transactions.

Now is the best time to sell privately

Demand for property in Australia has undergone substantial growth and continues. Properties are sold by owners in less than one or two days – without using real estate agents. More and more people are preferring to deal directly with vendors. If you are buying or selling, consider doing it yourself – and save thousands.

It takes less than eight weeks to sell a property

Agents will generally tell you they will put your property through an intensive six to eight week marketing campaign.  The campaign will consist of listing on major websites, some print-based advertising and a series of open inspections. The fees can be up to  $6000 for medium-sized properties. Most people do not realise they have to pay the  advertising fees whether the property is sold or not.

An agent will suggest eight weeks to try to get maximum market exposure, when, in fact, it has more to do with the number of listed properties on their books.  Open for inspections have to be shorter so they can fit them into their schedule.

When you sell privately you can either schedule your opens on demand or extend your open to half or full days. This means no one misses out and this contributes to increasing the chance for a quicker sale. Dealing directly with the buyer removes the middleman (the agent) and speeds the process.

Agents advertise their business at your expense

Ever noticed that all print-based advertising for your property, whether it be your “for sale” board or a print ad in your local paper carries the photo or real estate agent’s business name? Why are they advertising their business when they should be keeping the buyer focused on selling the property, your property?

When you sell privately you advertise your property. You are not helping an agent grow their business. They should do that using their own money.

Would you pay someone around $15,000 a day to sell your property?

You may well, if you use a real estate agent. It is not too hard to work out how much time an agent spends on your property. Over an eight-week campaign they may hold six open inspections, each about 20 to 30 minutes = 3 hours. Over that same period they may spend an additional five hours talking to prospective buyers. And let’s add another two hours for small things. All up this is around 10 hours,  just over a day’s work. For this you pay them $15,000. That works out to $1500 per hour. Ouch!

When you sell privately you are not paying anyone a rate of $15,000 a day to sell anything. The benefits to sell privately far outweigh any limitations (of which there are few, if any). If you are not convinced yet that selling your home privately is the way to go, ask yourself one final thing. Why would anybody who has the confidence to sell your property require an exclusive agreement that limits you from selling your own home?

Hopefully we’re out of the woods with this economic downturn that has hurt Americans abroad. Georgia’s overall jobless rate hit 10.1 percent in June – the highest ever recorded! It means now more than ever we need to have a solid plan in place to sell our property, for whatever the need to sell may be. So to the question we’re asked day in and day out “How do I sell my house in Macon or Warner Robins Ga in a recession”? To be quite honest, the answer really shouldn’t be any different from what you would do in a great economy.

That brings us to number 1 on our list of the top three things you can do to sell your home in Middle Georgia.

Start with a solid plan. They say piss poor planning, leads to poor production, well in selling your home there’s absolutely no exception. In fact, 80% of FSBo’s (for sale by owners) polled in study by NAR (National Association Of Realtors) said that they had no idea of the dedication and commitment needed to sell their home in Georgia.
