How to Sell a House in this Down Real Estate Market without Using a Real Estate Agent – Part 1

How to sell a house by owner is a way a lot of real estate investors sell their houses. Before I share with you the many ways to sell a house without a real estate agent, you need to know basic fundamentals first. As a real estate investor, I have never utilized a realtor to buy or sell virtually any formerly lived in home. To be truthful, realtors just slow down the process, and they also want excessive amounts of money for doing so.

Informed real estate investors roll their own sleeves up and get the job done by themself, and quite often, at least for myself, I get a quick house sale. Obviously, there is always that one home that requires longer to sell than anticipated, and there’s usually that one house that I imagine will take a long time to sell and it sells in just one day, but customarily I sell them within just days or a couple of weeks. I even offer a strategy that sells a property in 9 days.

Are you aware that roughly 80% of the homes sold are sold to individuals who currently are now living in the same neighborhood? So doesn’t it make sense to let every person close to your neighborhood know that your home is For Sale? It could take a little bit of work on your part, but if all goes as planned, that bit of work may yield great results.

A good number of FSBO’s, despite the fact that the owner of a house is trying their best to sell, a good number of them are not aware of the ways to sell a residence by owner. I would say that a large number of them sell as a FSBO because they are making the effort to save the realtor commission. I don’t blame them, but many don’t know how to sell a house just like the real estate investors do it.

WHAT I DO IS THIS: I place anywhere from 1 to 4 hand painted signs in the front yard. I then create pamphlets that tell every thing a potential buyer must know about the home, and about how I am selling it. I affix the flyer box to the front porch, or on a stake near the front door. Always keep the box full of flyers, don’t allow it to run out of flyers like most realtor flyer boxes, and always make people get out of their vehicles and walk up towards the front of the house to grab a pamphlet. Why? Because, if the house is vacant, I really want to lure every prospective buyer to gaze through the windows for them to get a closer look. Always leave your blinds or curtains open.

You will not believe this, but I go to a sign shop and I purchase white blank coraplast signs, the size of a usual realtor sign. I invest in different color paint pens from an arts and crafts store. Next, I head over to the hardware store and purchase an aerosol can of pink florescent paint. Lastly, I hand-paint a sign in a variety of colors and I spray the edges with the pink florescent paint. It sticks out like no other sign! Plus, it is extremely important that potential buyers believe they’re interacting with an novice homeowner. Then, I place the signs in the front yard and on all four corners of the four major intersections near my house. I splatter the neighborhood with the signs so nearly everybody driving within one mile of my house is aware it is For Sale.

The pink florescent boarder on the white signs with all the colorful words just draws your eyes to it. It just dares buyers to come have a look. ALWAYS have your phone number on the signs and have arrows directing people right to your front door. Every buyer that has purchased a home from me in the last 9 years, was found by my signs. I almost always place an ad in the classified section of the local paper too, but never have I sold a property through the paper. I keep trying, but no luck yet. Maybe someday I will get lucky!

During the recent development of my own personal branding strategy, I focused on researching and studying the twelve ancient archetypes to determine which one resonated with me most. After my study, I determined the ancient archetype that best describes me is the Ruler. Well-known Ruler brands are Saab, Ralph Lauren, Fortune, and Microsoft.

The Ruler archetype is known as the leader, and desires control; it also seeks to create prosperity and success, and to make order out of chaos. The ruler identity is right for a brand if it is:

Using Resume Buzz Words to Write Technology-Proof Resume

These days, landing an interview means more than just an impressive resume. With technology becoming an important part of the hiring process, your resume has to pass the technology test with resume buzz words.
Once upon a time, your resume only needed to impress a pair of human eyes. Your resume would land in the hands of a human resources professional or administrative assistant and their judgment alone would determine whether you moved on to the next phase in the hiring process.

In an effort to make hiring faster and easier, many companies have added resume scanners into the mix. That’s correct, your resume may have to pass a computerized test before it even finds its way onto the HR desk. Resume scanners help hiring companies sort through piles of resumes based on key words and terms. As if job searching weren’t difficult enough, it just got a little bit harder.

Or did it? If your resume is written for both the human reader and the computer scanner, you can use this new technology to your advantage. Instead of ending up in the shredder, your resume can sit at the top of the pile with the proper inclusion of resume buzz words.

When writing your resume, it’s important to highlight certain key words, or buzz words, that these scanners are looking for. Make it easy for these machines to find what your potential employer is looking for. Not sure which resume buzz words to include? Here are a few to get you started:

Keywords Used in their Job Posting. Employers don’t want to waste their time with job seekers that haphazardly submit their resume to dozens of job postings. With that said, resume scanners will search for specific keywords used in the job posting to find applicants who took the time to customize their resume. Take a good look at the ad and be sure to include relevant buzz words.

Industry Related Terms and Organizations. Depending on your field and the organization you are applying with, include keywords that are relevant to the industry. You may also refer to companies and organizations that are also related to the industry.

Skills and experience related keywords. When highlighting your specific skills and background, use basic descriptors that the scanner will recognize. Label your software proficiencies by name along with your individual talents such as team player, leader, or independent.

Past employers and positions. Clearly define your past experience by highlighting the positions you held, departments, and well-known companies you may have worked for. Make it easy for the machine to identify that you were a manager at a well-known firm.

Most importantly, you need to be honest. Including certain resume buzz words might get you past the initial scan. But you must be able to back up your claims in an interview. Only include resume buzz words that accurately define you and your experience.

When writing a resume, it’s important to keep in mind that a computerized scanner may be evaluating your credentials. Include resume buzz words in your polished resume and you’ll be one step closer to landing your dream job.

They are going to laser them with the branding and filling in the laser inprinting with a dye of some sort. I heard this briefly on CNN the other day.
